Ed Nikles Build’s the first “Gold Certified Green Home” in Pike County

Milford, PA – Pike County’s “Extreme Green Team” has struck “gold” by designing and building the first National Association of Home Builders (NAHB) Gold Certified “Green” Home, and “Five Star Plus” Energy Star rated home in Pike County, Pennsylvania.
The Nikles built home is only the fourth house in the North-East Region of the United States to have received this rating, says Peter Vargo of Nu-Tech Energy Solutions, a certified rater for the Energy Star program and a NAHB Green Building verifier. First Time Home Buyer Tax Credit

What better time to buy a home than now? Recently a housing bill was approved by Congress and signed into law by President Bush to boost our faulty housing market and push our economy into a positive direction. Ed Nikles Custom Builder has taken full advance of this offer and will begin offering the tax incentive to its new home buyers immediately.

The Housing Stimulus legislation was approved to help home buyers, stop the decrease in home prices, and to provide a lifeline to many borrowers facing foreclosure. Some of the major key elements to the new law are to temporary offer first time home buyers a tax credit, have a mortgage revenue bond program, and also offer a low income housing tax credit. It was noted that today many people are capable of becoming a homeowner and only lack the incentive or confidence to push them selves into the market place. With help from this housing credit it will help move them along in the process and in turn jump-start our economy. 

Most importantly who will be eligible to receive this benefit? - All United States citizens who file taxes are eligible to participate in the program. Next, the $7,500 tax credit is available for first time home buyers only (a first time home buyer is defined as a buyer who has not owned a home during the past three years). A single or head-of-household taxpaying home buyer who has an adjusted gross income of less than $75,000 can claim the full $7,500, and for married couples filing a joint tax return the gross income limit doubles to $150,000. If you are a single or head-of-household taxpayer who earns between the 75,000 to 95,000, or married who earn between 150,000 to 170,000, you will be eligible to receive a partial first-time home buyer tax credit. Finally the tax credit is not available for single taxpayers whose adjusted gross income is greater than $95,000 or married taxpayers earning greater than $170,000.

The tax credit will be available for first time home buyers who purchase a house, and close on the sale, on or after April 9, 2008 and before July 1, 2009. The credit can be applied to all types of homes including single family, townhouses, condominium apartments, or newly constructed homes. The credit is being offered essentially to serve as an interest free loan to be repaid over 15 years, and you have the option to claim the credit on your 2008 or 2009 tax returns.

This type of government program has been used before and was proven successful in 1975, a past economic recession. Congress temporarily gave $2,000 tax credits for people buying new homes and in the nine month period that this occurred people were flooding the marketplace buying new homes. This helped our economy pull out of a recession then and Congress once again hopes it will do the same now and in the future.

While the incentive to buy is now there, building a new “Green” energy efficient home can add to the cost savings. Nikles’ become Certified as Green Professionals

Milford PA - “Going Green” has definitely become a popular concept throughout the United States, and as people everywhere continue to show concern about their environment, Ed Nikles and, Ed Nikles Jr. are no different.  Recently the Nikles spent time becoming Certified Green Professionals (CGP). The Nikles have also designed a series of new green certified homes. These homes, known as Green Country Homes, are energy star rated. Heating & Cooling “Green” Houses saves 30-50%

Pike County, PA - One benefit to owning a “green” home is being able to save approximately 50 % in heating and cooling bills. With gas and electric prices on the rise, this will contribute to a significant amount of savings for the green consumer who either already owns a green home, or who is looking to purchase one for themselves or for their family. Ed Nikles Custom Builders Inc. has developed a line of green homes designed to benefit consumers and help to save the environment.  

Careful selection and sizing of heating and cooling systems in these homes can reduce costs for the homeowner, increase their comfort in the home, improve operating efficiency, as well as lower utility bills. One mistake often seen when selecting a heating or cooling unit is to purchase an over sized unit, this is an area where bigger does not necessarily lead to better. Bigger units will actually be less efficient in getting the job done for a smaller space, will be louder, use more electricity, besides raising utility costs and failing to properly cool or heat an area.

There are several different systems available today for heating a green home including gas furnaces, electric heat pumps, hydronic, combined, conventional electric baseboard and furnace, and geothermal heat pumps.

With gas furnaces, a blower forces conditioned air through supply ductwork to indoor spaces. Air is drawn back into the air handler through return ductwork. A hard-wired carbon monoxide detector should always be installed nearby, as well as making sure the furnace is properly inspected and serviced each year for any repairs or cleaning. These furnaces have a life of about 18 to 20 years.

Electric heat pumps provide heating and cooling from a single unit. This equipment has approximately a 15-year lifespan. In heating mode, energy is drawn from the outside air. At lower outdoor temperatures, higher operating costs are evident so that built-in electric resistance heaters can be utilized.

Hydronic systems are becoming more popular today. With this heating system, boiler-heated water is transported through pipes. In very dry climates, these systems can be used for heating. In more humid climates, these units are not recommended for cooling due to the condensation that can occur on cold pipes or floors.

Combined systems bring together domestic hot water and space heating into one appliance. Water is heated in the unit and piped through an air handler to supply space heat. Conventional electric baseboard and furnace systems have low first costs and elevated operating costs. Room-by-room temperature adjustments can be made, which will reduce energy needs through zoning. Electric furnaces do not provide the same benefits.

With geothermal heat pumps, a ground-source or earth-coupled heat pump uses a continuous loop of buried pipe filled with water or refrigerant to transfer heat to and from the soil. The pipe can be buried horizontally in shallow trenches or vertically in boreholes 100 to 200 feet deep. This unit works by using naturally existing heat, rather than by producing heat through the combustion of fossil fuels. Therefore, it provides a highly efficient renewable resource. Geothermal heat pumps are a smart choice for homeowners, since they don’t require the same maintenance and high utility costs as other heating units.

Passive solar design is not a new idea. Ancient civilizations used this design in the past. Passive solar heating techniques tend to fall into one of three areas: direct gain, indirect gain, or isolated gain systems. Direct gain is solar radiation that comes in directly and is stored within the home. Indirect gain collects, stores, and distributes solar radiation using some thermal storage material, such as certain types of wall. The energy is then transferred indoors through this storage device. Isolated gain systems collect solar radiation in an area that can be opened or closed off to the house selectively such as a sunroom. Passive solar design strategies vary by location and climate, but the techniques are still the same: to maximize solar heat gain in winter and minimize it in summer. This includes designing homes that cut heat loss, considering site orientation, window selection, shading, and heat storage.

These green homes start out well sealed and insulated. By reducing heat loss and gain, remaining energy loads can be used properly in passive solar techniques. Approaches to consider for this goal include advanced framing guidelines, installing insulation correctly, using the recommended insulation levels, and reducing duct losses.

To maximize site orientation, this type of green home should be built without large obstacles to the south such as buildings and tall trees that block sunlight. However, this isn’t always possible, and therefore isn’t mandatory. As long as the building faces within 30 degrees of due south 90 percent of the optimal solar heat gain will be reached.

Letting sunshine in through the windows is one of the easiest ways to heat with solar energy. Selective coatings on windows help to increasing window insulation to help keep heat where it’s needed. The overall impact of the environment is taken into consideration every step of the way throughout Nikles’ green home planning process. Window overhangs help to optimize southerly solar heat gain and shading. They shade windows from the summer sun, while allowing heat in through the windows in the winter.

Heat storage is the final aspect of passive solar home design. Materials such as concrete, masonry, wallboard and water absorb heat during sunlit days and release it slowly as temperatures drop. This helps to moderate temperatures inside the home.
